About Daniel
Your home. Your decision. I’m just here to make sure you make the right one.
The right home — and the truth about it
For me, real estate has never been about the sale. It’s about the decision.
Buying or selling a home is one of the biggest financial moves most people ever make, and too often they make it with half the picture — an agent’s version of the truth, shaped by what that agent needs to close. I built my business on the opposite: you get the full picture, the real numbers, and what I’d do in your position. Then you decide.
I help buyers, sellers and investors across Hamilton, Stoney Creek, Grimsby, Burlington, Oakville and Mississauga — pre-construction and resale, first condos to forever homes. Because when you understand exactly what you’re buying and why, every part of the move gets lighter.
I grew up in this business
My father has been a REALTOR® for over 35 years, and together we own our own brokerage. I was folding flyers as a kid and answering the front-desk phones at fifteen. In 2006, the year I finished high school, I got my license — I was 18.
Twenty-plus years and hundreds of buyers, sellers and investors later, I’ve seen just about every version of this market — the frenzies, the corrections, and everything between. That matters, because the advice you get from someone who has only worked a rising market is very different from the advice you get from someone who grew up in this business.
I’m also an investor myself. I own real estate beyond my own front door, so when we talk rental demand, carrying costs and cash flow, the numbers come from my own experience — not a pitch.

Home is Stoney Creek
I’m a Stoney Creek local — and I mean actually local.
Summers are at Fifty Point and the beach strip: Hutch's for fish and chips, Baranga's when we want dinner with the view, and most of July at Wild Waterworks. My daughter plays soccer at Saltfleet. On Canada Day we're at Lakepointe Park for the fireworks, and every August we're at the Winona Peach Festival, the way we have been for years — my wife spent years telling me the peach sundae there is the best thing going, and since I don't eat sweets I always took her word for it. This year I finally tried a couple of bites. She was right.
The rest of the year it’s Sun Valley for the sourdough, Innsville or Edgewater Manor when the occasion calls for it, and August 8 for sushi — my daughter’s favourite, and in her books nobody does it better. Turtle Jack’s on the South Service when she gets to choose, mostly for the toy. Early mornings you’ll find me at the gym before the phone starts.
I don’t just sell this corridor. I live it. When I tell you what a street is really like — the commute, the schools, the way a neighbourhood feels on a Tuesday night — it isn’t coming from a listing description.

Home is Stoney Creek — and this is who I go home to.
The deal I’m proudest of is one that didn’t happen
In 2024, with the market slowing, I had clients who wanted to buy their upgrade home in Oakville before selling their own. Sellers there weren’t accepting offers conditional on a buyer’s home selling — and my clients wanted one house badly enough that they were ready to drop the condition and take the chance.
I sat them down and walked through what would actually happen if their home didn’t sell in time, or sold below the number they needed for the down payment: a lost deposit, a possible lawsuit, and a forced sale at a price that would hurt them for years. They let the house go.
Here’s how it played out. Their home didn’t get the price they needed — it came off the market, and they still live there today. And the house they almost bought is worth less now than what they would have paid.
Walking away cost me a commission. It saved them from what could have been the worst financial decision of their lives. That’s the job, as far as I’m concerned — the deal never matters more than the person.
Why work with me
I grew up in this business. Twenty-plus years licensed, a father with 35+ more, and our own brokerage. There isn’t a situation I haven’t seen.
You get the reasoning, not just the recommendation. The comparables, the trade-offs, and what I’d do in your position. Then you decide.
I invest in real estate myself. Rental demand, carrying costs, cash flow — the numbers come from my own statements, not a course.
Pre-construction and resale, one person. Most agents do one or the other. I do both, so the advice isn’t biased toward what I happen to sell.
Speed is respect. When you call, I answer. When you text, you hear back.
Local knowledge, real relationships. A Stoney Creek local working Hamilton to Mississauga — advice from inside the market.
Honesty, even when it costs me. I’ve talked people out of homes that weren’t right for them. More than once.

On camera or on the phone, the answer is the same one.
Who I help
First-time buyers who want it explained straight — what it really costs, what it’s really worth, and no pressure at any step.
Growing families moving up, or trading the city’s pace for more home, the lake and the escarpment — without giving up their connection to Toronto.
Investors who want real numbers on rental demand and cash flow before they commit — and an honest read on when the smartest move is to wait.
Sellers who want the true value of their home, not the highest number an agent will say to win the listing.
What I believe
The deal never matters more than the person.
You should get the full picture, not a sales script.
The right timeline is your timeline — a good decision made under pressure is still a bad decision.
Honest advice costs me some deals. It’s also why my clients send me their parents, their kids and their friends.
The relationship doesn’t end at closing.
My process is simple
Every client is different, but it always starts the same way — with me listening, not selling.
We talk. About what you actually need and what your day-to-day should look like — not what I have to sell. Fifteen minutes, phone or coffee.
You get the full picture. Sold comparables, honest numbers, the trade-offs nobody mentions, and what I’d do in your position.
You decide, I execute. Offers, negotiation, clauses, closing — handled. You stay informed at every step and pressured at none.
I’m still here after the keys. I check in once you’re moved in, because if I did my job right, this isn’t the last move we do together.
For buyers
Whether it’s your first condo or your fifth house, resale or pre-construction, my job is the same: make sure you understand exactly what you’re buying, what it’s genuinely worth, and what it will cost you to own — before you sign anything. In pre-con that means the developer’s track record, the floor plan that holds its value, and the clauses that protect you. In resale it means sold prices, not asking prices. Happy to walk you through it — won’t take long.

Site tour. In pre-construction, what’s on the floor plan and what actually gets built aren’t always the same thing.
For sellers
You’ll get the true value of your home with the reasoning behind it — what comparable homes actually sold for, not what agents hoped they would. Then a plan to get every dollar the market will pay. If something’s worth fixing before you list, I’ll tell you. If someone’s about to spend money on a renovation the market won’t pay back, I’ll tell you that too.

The best of both worlds, from Stoney Creek to Grimsby
Toronto is a world-class city — and more and more families are realizing they don’t have to choose between being near it and actually living well.
The corridor I call home runs along the lake from Hamilton through Stoney Creek, Winona and Grimsby toward Niagara: the escarpment on one side, Lake Ontario on the other, and more home for your money than the city will ever offer again. Beach mornings and conservation trails. New communities going up beside orchards that have been here a century. The QEW when you need the city, and a reason not to need it as often as you thought.
That’s the life my family lives — and the move I help people make every week, in both directions: into their first home here, up into a bigger one, or into an investment that pays for itself while the area keeps growing.
If you’re thinking about it — even just curious — let’s talk.
