Stoney Creek Homes for Sale

Stoney Creek homes for sale and what they actually sold for, from the lake to the Mountain. The local read from a REALTOR who lives here.

Stoney Creek is where I live, and it's the market I know street by street. It's also three markets stacked on top of each other: the lake, the old village and the Mountain. Knowing which one you're in matters more than anything else on the listing.

Here's the honest read on what homes are selling for, how the pockets differ, and what's changing out here.

What Stoney Creek homes actually sold for

September 2026 sold data from my own InfoSparks / ITSO pull:

  • Detached: $780,000 median, down 9.9% from last September, 45 days to sell, 97% of asking
  • Townhouse: $630,250 median, 39 days, and the busiest segment, with sales up 56%
  • Supply: 5.0 months of inventory, down from about 5.9 a year ago

You may see a headline saying Stoney Creek fell almost 18%. That's the all-types average, and it's mostly about which homes sold. Fewer expensive homes closed this September than last. The typical detached house moved under 10%.

The bigger story is supply. New listings were down 37% while sales held steady. If you're selling, your competition dropped by more than a third. One note: these are City of Stoney Creek figures. The board's wider Stoney Creek district, which my Hamilton page uses, came in at $779,000 detached, so you'll see both numbers. The full breakdown is in my September market update.

The pockets, and how they differ

The lakeshore, Fruitland to Fifty Point. Lake access, the marina, the beach and trails. This is where most of the condo stock and new construction sits. I wrote a street-level guide to this strip.

Winona. East toward Grimsby, still partly orchards and steadily developing. More land per dollar than the waterfront, and a quieter feel. Buyers here usually compare it with Grimsby, and they should.

The old village. Around King Street and Battlefield Park. Century homes, post-war bungalows and infill, walkable to the shops on King. The most character in Stoney Creek.

Stoney Creek Mountain. Up the escarpment around Heritage Green and Valley Park. Newer detached and freehold towns, and where most first-time and move-up buyers spend their time.

Vinemount and the rural south. Bigger lots and country properties above the escarpment, ten minutes from everything.

Who Stoney Creek suits

First-time buyers. Lakeshore condos and Mountain townhouses are the realistic entry points, and you have time to think at 45 days on market.

Families moving up. More house and more lot than Burlington for the money, with the lake and the escarpment on either side.

Downsizers staying local. This is the move I see most. People sell the family home on the Mountain and buy a lakeshore condo without leaving the community.

Commuters. Confederation GO is right in the east end, and the QEW gets you to Burlington in about 20 minutes.

What's changing out here

  • A lot of new construction is coming. I track 16 pre-construction projects in the waterfront pocket alone, roughly 4,140 units, including Winona County by Branthaven and Losani.
  • Barton Street is being widened from Fruitland to Fifty Road, staged for 2029. If you're buying on or near Barton, ask about it first.
  • Elfrida. The tribunal ordered Hamilton to open new urban land, and the biggest piece is in upper Stoney Creek. What the ruling actually means for buyers.
  • Approvals near main roads. Council approved a 12-storey building at Highway 8 and DeWitt in September. Check what's approved near any house before you write an offer.

Common questions

Is Stoney Creek part of Hamilton?
Yes, since 2001. It still behaves like its own market. For the city as a whole, see my Hamilton page.

What's the average home price in Stoney Creek?
The September 2026 detached median was $780,000, and townhouses were $630,250. The all-types average was $680,676, but that number swings with what sold that month.

Is it a good time to sell in Stoney Creek?
New listings were down 37% in September while sales held, so there's less competition than a year ago. Price to the last 60 days of sales near you, not to last spring.
