Winona County in Stoney Creek: What's Confirmed About Branthaven and Losani's New Community

Branthaven and Losani are building Winona County off Barton Street in Stoney Creek, from the $500s. Here's what's confirmed, what isn't, and what to ask.

Winona County in Stoney Creek: What's Confirmed About Branthaven and Losani's New Community

Written by Daniel Zareh, REALTOR® — licensed since 2006, serving Hamilton, Stoney Creek, Winona and Grimsby.
Last reviewed 21 September 2026. Builder details verified against Branthaven's and Losani's own community pages; HST rebate window verified against TRREB.

There's a new community coming to Winona called Winona County, and it's two builders on one masterplan. Branthaven is building the piece they call Winona County. Losani is building Winona County West. Both are taking registrations right now, and neither has published a price list.

I've had a few people ask me about it already, mostly because "from the $500s" is sitting on Branthaven's website and that number gets attention in a market where a detached house in Stoney Creek was going for a lot more than that last month.

So here's the honest read. What's confirmed, what nobody has published yet, and what I'd want answered before I put my name on a list.

What's confirmed

All of this comes from the builders' own pages, checked on September 21, 2026.

Branthaven's side. Their community page lists Winona County in Stoney Creek, Hamilton, as "coming soon from the $500's," with "spacious, family-friendly detached and townhomes." Their copy describes it as "anchored in the protected Niagara Escarpment." Registration is open and their number is on the page.

Losani's side. Winona County West is listed as a coming-soon community, described as "tucked just off Barton Street, where Stoney Creek meets Niagara's charming peach country." It's "a mix of stylish Townhomes and spacious Single Detached Homes." The designs shown are 40-foot, 46-foot and 50-foot product — Mulberry on 40 feet, Hamlet and Cobblestone on 46, Burgundy and Bordeaux on 50, plus a farmhouse-style Whitehaven.

Those lot widths are the most useful thing on either site, and I'll come back to them, because they tell you more about pricing than the price does.

Branthaven's record here. They're not new to this stretch. Their sold-out list includes Casa Di Torre on Highway 8 in Stoney Creek, The Fifty in Winona, the Grimsby Collection and Homestead in Hamilton. That's a finished track record in the exact area, which is worth more to me than a rendering.

What isn't confirmed yet

I want to be clear that this list is longer than the one above.

No exact address or intersection — "just off Barton Street" is as specific as it gets. No price list. No launch date. No unit count, phasing, square footages, occupancy estimate or deposit structure. It isn't in the pre-construction database I use either, which usually means it hasn't hit formal launch.

The joint community site for Winona County is live but blocks automated reading, so everything above came from the two builders' own sites.

The honest read on "from the $500s"

This is the part I'd want someone to tell me.

On a community selling both townhomes and detached houses, a starting price is almost always attached to the smallest townhome in the first release. It's a real price, but it's the floor, not the middle. Read "from the $500s" as the town.

Here's why that matters. Using my own August 2026 InfoSparks numbers for the Hamilton region, the median detached sale in Stoney Creek was $870,000 and the median Hamilton townhouse sale was $550,000. Those are sold prices, not asking prices, and they're a month old — I refresh them monthly.

Put those beside Losani's lot widths. A 50-foot detached lot in Winona is not a $500s house. So if you're reading "from the $500s" and picturing a detached home on a wide lot near the escarpment, adjust that now rather than at the sales centre. The town could land close to where resale townhouses already sit. The detached product is a different conversation, and until a price list exists I won't guess at it.

That's not a knock on the community. It's just the difference between a marketing number and a budget.

Where this actually is

Winona sits inside the City of Hamilton, on the strip between the escarpment and Lake Ontario, east of Stoney Creek proper and west of Grimsby. I wrote a full guide to the area — the lakeshore strip from Fruitland to Fifty Point — and most of it applies here.

The short version: newer housing stock, Fifty Point conservation area and marina close by, and a quieter setting than almost anything at this price inside Hamilton. What you also get is a car. There's no GO station in Winona, bus service is thin, and a second vehicle is a realistic cost for most families out here.

Barton Street through there is a working road, not a quiet residential street. Drive it at 8 a.m. on a weekday before you commit to a lot, not on a Sunday when the sales centre is open. Lot position matters more than most buyers expect, and the ones backing onto the main road are usually what's left late in a release.

The clock most people miss

If you're registering now with the idea of buying when this launches, there's a deadline worth knowing about.

The enhanced Ontario new housing HST rebate applies to agreements of purchase and sale entered into between April 1, 2026 and March 31, 2027. On a qualifying new build under $1 million, the combined federal and provincial relief reaches up to $130,000. Those terms are from TRREB's summary of the program, published July 22, 2026.

The eligibility rules are stricter than the headline number suggests, and they turn on who's buying and what the home will be used for. I broke the mechanics down in my post on the new HST rebate on new homes, and I'd read that before signing anything.

Here's the practical problem. Nobody has published a launch date. Sign inside that window and the rebate is in play. If the launch slips past March 31, 2027, it isn't. That's not a reason to rush a purchase you're not ready for. It is a reason to ask the sales rep when agreements are expected to be signed, and to get your financing sorted first.

The other thing worth asking about is development charges. Hamilton eliminated them on new homes under a $572-million deal earlier this year — I covered what that deal actually means if you're buying. Whether that saving is reflected in this community's price list, I don't know, and I'm not going to pretend otherwise. Ask the question.

If you want, send me the home type you're after and your budget, and I'll tell you what I'm hearing on Winona County timing and pricing.

Five questions I'd ask before I registered

  • Which product is the $500s attached to, and how many square feet? A starting price without a floor plan beside it tells you nothing.
  • What's the deposit structure, and over what period? Know the schedule before you fall for a floor plan.
  • What's the occupancy estimate, and is it firm or tentative? This drives your rate hold and your closing plans.
  • What's excluded from the base price? Lot premium, upgrades, air conditioning, a finished basement, the driveway. The base price is rarely the price.
  • Is the Hamilton development charge reduction priced in? Ask it plainly, and write down the answer.

Common Questions

Where exactly is Winona County?
In Winona, in Stoney Creek, inside the City of Hamilton. Losani's page places it "just off Barton Street." Neither builder has published an exact address or intersection yet, so I can't give you one.

How much will Winona County cost?
Branthaven lists it as coming soon from the $500s. There's no price list out. On a community with both towns and detached homes, expect the $500s to be the entry townhome rather than a house.

When does Winona County launch?
No launch date has been published by either builder. Both are collecting registrations. If someone quotes you a firm date, ask them where it came from.

Is it Branthaven or Losani building it?
Both. Branthaven's portion is Winona County. Losani's is Winona County West. Two builders on one community is common, and it means two separate price lists, two sets of finishes and two sales processes.

Should I register with both builders?
I would. Registering costs nothing and commits you to nothing, and being on the list early is usually how you see a price list before the public does. Registering with one doesn't put you on the other's list.

Is a new build in Winona better value than buying resale?
Sometimes. A new build gets you a warranty, current build standards and, right now, a possible HST rebate. Resale in Winona and Fifty Point gets you a bigger lot, mature trees and a house you can see and inspect before you buy it. At the end of the day, if you need to be in a home inside six months, pre-construction is the wrong tool. Look at what's actually for sale in Stoney Creek instead.

Send me two things and I'll do the work

Tell me the home type you're after — town or detached — and the budget you're working with. I'll come back with what I'm hearing on Winona County's pricing and timing, and a list of what's actually sold in Winona and Fifty Point in the last ninety days so you can see what your number buys on resale today.

If the new build is the better deal for you, I'll show you why. If resale wins on your budget, I'll tell you that straight and send you the listings instead. And if your number doesn't stretch to Winona yet, I'll tell you that too, and show you where it does.
