Buying a House in Binbrook, Ontario — Prices, Schools and the Honest Read
Most people see Binbrook for the first time on fair weekend. The Binbrook Fall Fair runs September 18 to 20 this year at 2600 Regional Road 56, and it is the 173rd one — one of the oldest agricultural fairs in the country. Rodeo, produce and baking entries, garden displays, and a few thousand people in a place that still feels like a town rather than a subdivision of one.
That is the version of Binbrook people visit. The version people move to is changing, and the reason is schools. There is a new public elementary school under construction at 3105 Fletcher Road in the southwest end, scheduled to open for the 2027-28 school year, and the boundary review that goes with it — redrawing attendance areas around Bellmoore and Shannen Koostachin — is already through the process. The province has also committed $52 million to build Binbrook Catholic Secondary School, with room for more than 1,000 students. Binbrook has never had a high school of its own.
That matters more than any single month of sales figures. Families have been driving their kids out of Binbrook for high school for years, and it is the first thing that comes up when someone with young kids asks me about the area. The market numbers are the second question — and in August they said something specific. Binbrook is moving again, but it is moving on price.

What August 2026 actually looked like
These are detached sales in Binbrook (MLS area 532 — Binbrook Municipal), August 2026 against August 2025, from InfoSparks/ITSO, pulled September 7, 2026. Every figure here is a sold price, not an asking price.
| Detached | Aug 2026 | Aug 2025 |
|---|---|---|
| Sales | 12 | 6 |
| Average sold price | $861,016 | $922,650 |
| Median sold price | $836,144 | $939,500 |
| Days on market | 38 | 21 |
| Sale-to-list ratio | 96.2% | 98.4% |
| Active listings, month end | 29 | 33 |
| Months of inventory | 4.5 | 6.4 |
Sold prices in August 2026 ran from $630,000 to $1,152,000.
Before you read too much into any one of those numbers: twelve sales is a small sample. Binbrook is a small market, and with twelve sales an average or a median moves on which houses happened to close that month as much as on what anything is worth. The direction is more reliable than the exact figure. I would rather you take the shape of it than quote the median at a seller.
What that shape actually is
Sales doubled, from 6 to 12. Inventory tightened from 6.4 months to 4.5. Those two things together normally mean a market heating up. But the median came down about 11%, days on market went from 21 to 38, and the sale-to-list ratio slipped from 98.4% to 96.2%.
So the honest read is this: buyers came back to Binbrook in August because sellers came down. That is not the same thing as a strong market. It is a market clearing at a lower number, which is a real and healthy thing, but it is worth knowing the difference before you either buy or list.
What it means practically if you are buying out there right now:
- You have time. At 38 days on market, you can see a house twice, sleep on it, and get a proper inspection. That was not the case a few years ago and it is the single biggest advantage buyers have right now.
- There is negotiating room, on average. A 96.2% sale-to-list ratio means the typical detached sale closed a few percent under the last asking price. Average is the key word — a well-priced, updated house on a good lot still goes close to ask, and sometimes over. The gap sits mostly on the tired and the overpriced.
- 4.5 months is balanced, not a fire sale. Under about four months tends to favour sellers, over about six favours buyers. Binbrook is in between. Nobody has the whip hand.
At the end of the day, this is a market where you can be patient and picky without losing everything you like to someone else's offer. It is not a market that owes you a bargain.
Detached versus freehold townhouse
Detached is the Binbrook market — twelve of the sixteen sales in August were detached. Freehold townhouses had three sales. That is too few to say anything honest about price, and I am not going to pretend otherwise. If you see a big percentage drop quoted on Binbrook townhouses this month, it is a mix number — three houses that happened to sell — not a change in what your townhouse is worth.
What the townhouse figures do tell you is about supply. There were 14 active freehold townhouse listings at the end of August against 23 a year ago, sitting at 2.8 months of inventory, and new listings were down roughly 77% year over year. If a freehold town in Binbrook is what you want, there is genuinely less to choose from than there was last summer. Based on what you are looking for, that may mean widening the search to Stoney Creek Mountain or waiting for spring.
What you are actually buying out there
Binbrook is part of the City of Hamilton, in the former Glanbrook township, but it does not feel like it. It is separated from the rest of the city by conservation land and working farmland, and that separation is the whole appeal — and the whole cost.
The population centre was 10,791 at the 2021 census, after fifteen years of steady subdivision building. You get a library that was renovated in 2018, a community centre and arena, soccer fields, the Binbrook Conservation Area, a seasonal farmers' market, and the Binbrook Little Theatre, which puts on three productions a year. Three elementary schools today: Bellmoore on the public side, St. Matthew and Our Lady of Hope on the Catholic side.
What you do not get is transit. There is no GO station in Binbrook and there is no plan for one that I am aware of. You are driving to everything — groceries, high school, the highway, work. For a lot of families that trade is worth it for the lot size and the newer housing stock. For some it is not, and I would rather you work that out on a Tuesday morning drive than after you have closed. If you are weighing Binbrook against somewhere with more services, my Stoney Creek guide covers the closest comparison.
And if you want to see the place at its best before you commit to anything, go to the fair. I wrote about why we never miss the Winona Peach Festival for the same reason — you learn more about a community in an afternoon at something like that than in three showings.
Common Questions
How much does a house in Binbrook cost?
In August 2026, detached homes in Binbrook sold for an average of $861,016 and a median of $836,144, with sales ranging from $630,000 to $1,152,000. That is twelve sales, so treat the range as more meaningful than the average. Figures are from InfoSparks/ITSO for MLS area 532.
Are house prices in Binbrook going down?
Detached prices in August 2026 were below August 2025 — the median down about 11%, the average down about 7%. On twelve sales that is a real direction but not a precise number, and one month is not a trend. What I would watch is that sales doubled at those lower prices, which suggests the market found a level buyers will meet.
Does Binbrook have a high school?
Not today. Students travel out of the community for secondary school. The province has committed $52 million to build Binbrook Catholic Secondary School with more than 1,000 student spaces, and a new public elementary school on Fletcher Road is scheduled to open for the 2027-28 school year. I have not seen a confirmed opening date for the secondary school.
Is Binbrook part of Hamilton?
Yes. It sits in the southeast corner of the City of Hamilton, in what was Glanbrook township before amalgamation. You pay Hamilton property taxes and deal with the City of Hamilton for permits and services, even though it feels rural.
How long does it take to sell a house in Binbrook?
Detached homes averaged 38 days on market in August 2026, up from 21 a year earlier. If you are listing, price it for a 38-day market rather than a three-week one, or you will be doing a price reduction in October.
Is Binbrook a good place to buy for a family?
It depends how much driving you are willing to do. You get newer homes, bigger lots and a real community for less than comparable areas closer to the city, and the school situation is improving. You give up transit and walkable services. I just want to make sure you are making the right decision on that trade rather than finding out after closing.
If Binbrook is on your list
The useful thing I can do is show you what twelve sales looked like in detail — which houses, what condition, what they asked and what they got. That is a fifteen-minute conversation and it tells you more than any average. If you are earlier in the process than that, my first time buyer guide for Hamilton covers the steps before you start looking.
Binbrook is one pocket of a much bigger market. For the wider view, my Hamilton homes for sale page has live listings, current market data and the rest of the city's neighbourhoods. And if you already own here rather than buying, my August seller update puts Binbrook's number side by side with Ancaster, Stoney Creek and Hamilton Mountain, which is the comparison that actually matters when you're pricing a listing. If it's Ancaster you're comparing against, I've broken that one out on its own — it's a higher band and it prices differently.

Want the twelve Binbrook sales in detail?
An average doesn't tell you much on twelve sales. What does is seeing which houses sold, what condition they were in, what they asked and what they got. Tell me your budget and the type of house you're after, and I'll send you the recent Binbrook sales I'd actually use to judge value right now. If Binbrook turns out to be the wrong fit for what you want, I'll say so and show you where else to look.
